In association with Pattinsons Auctioneers we are able to offer you an auction service. You may be questioning why you do not incur costs and may be of the opinion that an auction is not convenient to all buyers. Pattinsons have devised a system unlike a traditional auction which has proven quite successful and more appealing to a wider range of purchasers. It is known as an ‘unconditional auction’.
Rather than a purchaser having to put down a full 10% deposit upon the strike of the hammer, a buyer has to pay a buyer’s premium at this stage instead. The premium is £5,000.00 and from there a purchaser has 28 days in which to exchange contracts. Conditional auctions are also an option if you prefer. Either way, regular auctions are held throughout the North West and with a vibrant database of investors and purchasers alike Pattinsons contact potential purchasers informing them of their auctions and also forward a catalogue with your property included! We would carry out full marketing including erecting a ‘for sale’ board, carry out viewings if required and you would receive exactly the same service as you would if you were selling your property privately through us.
Pattinsons pay our listing fees from the buyer’s premium and also their fees hence it does not incur any cost to you. You would of course be responsible for your solicitor’s fees and providing a HIP as with a normal sale.
How do I enter my property for auction?
You will need to request us to carry out a valuation. From there we shall do all the work for you and liaise with Pattinsons as to a reserve price and to see what could be achieved at auction. This way you are able to retain control as regards a sale price.
Once we have all the information you would need to make a decision it would then be for you to decide whether auction would be an option for you. You do not need to feel that if a valuation carried out by us it would immediately result in the property being entered for auction – if you wish, you can try your property on the open market for a while with us with the option of entering your property at a later date for auction if you feel that the open market is not meeting your requirements. This would of course be subject to our current fees.
