Rent valuations
Advertise property once instructed
Show prospective tenants through
Screen prospective tenants and take up references
Prepare and execute Tenancy Agreements + all corresponding notices
Liaise with Landlords mortgagees where necessary with regard to references and Tenancy Agreement
Take security deposit and forward to the Deposit Protection Service
Liaise with Tenant and Landlord to resolve any disputes regarding deposit release
Provide Gas and Electric meter readings to the appropriate service companies at the start and end of each tenancy
Inform local council of changes in tenancies
Collection of monthly rent and payment to Landlords less any fees or expenses due or incurred for the period
Monthly rent statement sent to Landlords
Property inspection and inventory at beginning and end of tenancies
Photographic record of condition at beginning of tenancies
Regular inspections
Collecting and forwarding Landlords mail where requested
Provide advice and support to Landlord and Tenant
