SELLING TIPS
Preparing your home and showing potential purchasers around can be nerve racking. Follow these useful tips and they will help secure a sale.

Remove all clutter and personal objects. Creating a feeling of space is the prime objective. Pack away anything you will not need in the short term.
Clean your home throughout. Pay particular attention to the kitchen and bathroom. Remove any black mould and re seal around sink, bath and shower if required.
Rooms should not be over furnished – aim to create the impression of space
Ensure the property is at a comfortable temperature for viewings. If the property is empty make arrangements for the heating to be put on in advance.
Lighting is important. Avoid using ceiling lighting as table lamps and wall lights creat an inviting and relaxing mood.
Open windows. Fresh flowers and gentle air fresheners are adviseable to ensure the house is sweet smelling at all times.
If you have pets please make arrangements for them to be out of the house for any viewings. Remove food and litter trays
First impressions really do matter. Front garden, fencing and gate make neat and tidy. Look at your front door – if looking tired a coat of paint can work miracles. Flowering tubs and hanging baskets either side of the front door always creates a feel good factor
Window frames, facia boards etc should be free of peeling paint. Gutters should be clear and all roof tiles intact.
Make sure your house number can be seen and your house is well lit
Should any room need redecorating repaint in neutral colours. Avoid use of patterned wallpapers as they are very personal.
Kitchens and bathroom do sell houses! However if yours are looking dated avoid replacing as the cost of doing so may not be recouped. However, make sure they a re clean and clutter free.
Ensure any building regluations and planning permission documentation are ready available.
