2 THE SEARCH BEGINS
Your details will be entered into our data base and matched against our properties.
Any suitable properties will be emailed to you immediately or posted to you if you do not have an email address.
3 MORTGAGE
Organise finances early to avoid delays once you have found your chosen property.
We strongly advise that you secure a mortgage, approved in principle at the outset. Obtain INDEPENDENT financial advise.
4 VIEWINGS
Arrange viewings of suitable properties and enjoy the journey
5 OFFER
Once you have found a suitable property we will put your offer forward both verbally and in writing.
There are no legal obligations on either side until contracts have been signed.
6 LEGAL/CONVEYANCING
Appoint a solicitor. We strongly advise a LOCAL solicitor to your chosen property.
7 OFFER ACCEPTED & SALE AGREED
Instruct your chosen solicitor to proceed immediately.
Instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey.
8 SEARCHES AND SURVEYS
A draft contract is drawn up by the sellers solicitor and sent to your solicitor. Preliminary enquiries will be raised.
Your solicitor will apply for searches if not supplied in the Home Information Pack. (HIP)
Mortgage lender will arrange for survey to be carried out to identify any structural problems and advise on the properties value.
9 CONTRACT APPROVAL
Once results of local search and answers to preliminary enquiries are received, the draft contract is approved by your solicitor, providing there are no further queries.
10 FORMAL MORTGAGE OFFER
This document will be sent to your solicitor to sign. Once signed and returned, your mortgage is in place and you are ready to exchange contracts
11 EXCHANGE OF CONTRACTS
Contract will be signed by you and the seller. The deposit (usually 10% of the purchase price) is telegraphically transrerred or paid by the buyers solicitor in the form of a bankers draft. NB If you intend to pay deposit by cheque allow 5 working days prior to exchange to allow funds to clear.The completion date is then set!l
12 COMPLETION
Generally a week after exchange of contracts but can be longer depending on each party’s preference. Residual monies are now transferred from your solicitor to the sellers solicitor’s account.

13 CRACK OPEN THE CHAMPAGNE
The journey is over and now the hard work begins!!
